Opportunity Center for the Homeless El Paso, Texas

The proposed work consists of the complete rehabilitation of an existing 1-story warehouse structure into a 2-story facility, the renovation of adjacent spaces and the construction of a new façade at the Opportunity Center for the Homeless at 1208 Myrtle in El Paso, TX.           

The main focus of this project is a 1-story warehouse which currently works as a storage and distribution space for dry goods, clothing and furniture. This space will be structurally adapted to hold a second floor consisting of offices and conference rooms, while the first will preserve its original function, but will be renovated to better meet its objective. Several existing adjacent spaces [two offices, two conference rooms and kitchen pantry] will also be repaired and renovated. Lastly, a new facade that will integrate both new and existing structures will be designed and built.

Minimum exterior site improvements are included in this rehabilitation project; new concrete walkways and landscaping on Myrtle Street.

The overall rehabilitated area is projected at 3,000 Sq.Ft. New work includes an 1,500 Sq.Ft. addition of a second floor to the existing 1,500 Sq.Ft. warehouse. This entire area will be furbished with 2x4 lumber interior partitions with painted drywall gypsum board for a new interior layout to allow for office space and conference rooms on the second floor and storage divisions on the first. Cabinetry work includes countertops/cabinets for the conference rooms; some shelving for the offices and pantry; and closet racks and shelves in the storage area. The renovated area is approximately 1,800 Sq.Ft. and consists mainly in repairing and replacing interior finishes and installing new cabinetry work. Façade work covers an area of 2,600 Sq.Ft.; 1,300 Sq.Ft. pertaining to new construction, and the remainder to the existing structure.

Exterior envelope work includes installing architectural details and finishes; exterior windows and doors; applying stucco and paint; and new roofing. Interior finishes include lay-in ceilings,carpet and vinyl floors. All mechanical, plumbing and electrical systems will be with potentially new service connections.

The design will follow the City of El Paso IBC 2000, Texas Accessibility Standards and Housing Rehabilitation Codes.
